(Thompson Corner Resale Information) THOMPSON CORNER An Affordable Housing Neighborhood in River Valley Ranch, Carbondale, Colorado Community Vision Thompson Corner, 60 units of 2 and 3-bedoom single family homes and 1 and 2-bedroom duplexes, is an "intentional neighborhood," designed by the people of the Carbondale community. Features include front porches, pedestrian-friendly walkways (with automobiles and garages tucked to the rear), individual yards, a shared park and playground area, sensitive lighting for night sky viewing, ample storage units and basement options (most homes have basements), a self-governing homeowners' association, central postage kiosks, no on-street parking, ample guest parking, proximity to town center and transit, shared front yard and park maintenance, proximity to schools, and trail links within River Valley Ranch and to greater Carbondale. The vision of the design committee was translated by local architect Richard Seedorf, who developed eight different building types in order to create a community that was individualized. Affordability Prices were set to accommodate household incomes of $20,000 to $65,000. The units are deed restricted with appreciation caps of not less than 3% nor more than 5% per year, based on the Consumer Price index. Mitigation without Legislation Thompson Corner is a ten percent affordable housing development mitigation for the River Valley Ranch (RVR) development. Although the town did not have development mitigation ordinances in place at the time of the RVR approvals (and still does not to this day), the people of Carbondale worked to obtain this neighborhood as part of the development's conditions of approval. Gold Nugget Award River Valley Ranch, owned and developed by the Hines organization, received the 2000 Gold Nugget Award for Best Affordable Housing Project. The Golden Nugget program is the premiere event of the annual Pacific Coast Builder's Conference -- The Western Building Show. Thompson Corner was chosen out of 594 entries from 14 western states, The panel of judges noted, "This project brings architectural charm to the affordable market. The use of efficient and functional floor plans enabled the designer to revitalize the Victorian vernacular and capture the 19th century character of the adjacent downtown area. The neighborhood's design contributes thoughtfully to the continuity with the larger community, and important achievement for successful affordable concepts. Very well done!"
